One of the first questions every client asks: how long will my extension take? Here are realistic timelines based on actual recent builds across Kidderminster, Stourport, Worcester, and surrounding areas — plus what affects the timeline most.
Single-storey rear extension: 8–12 weeks
A standard single-storey rear extension (15–25m²) typically takes 8–12 weeks from groundworks to handover. The breakdown:
- Groundworks and foundations: 1–2 weeks
- Brickwork and structural steelwork: 2–3 weeks
- Roof structure and waterproofing: 1 week
- Doors, windows, glazing (bi-folds/lantern): 1 week
- Electrics, plumbing, plastering: 2–3 weeks
- Flooring, finish, snagging: 1–2 weeks
Double-storey extension: 12–18 weeks
Double-storey extensions take longer because of additional brickwork, roof complexity, and upstairs first/second fix work. Expect 12–18 weeks for a typical build.
Wraparound and large extensions: 14–20 weeks
Wraparound extensions combining side and rear, or larger builds over 40m², typically take 14–20 weeks. The Stourport wraparound we completed in 2025 took 16 weeks from start to handover, including a small delay for steel delivery.
Full house renovation + extension: 16–28 weeks
When the build is combined with full internal renovation — rewiring, replumbing, replastering, new kitchen, new bathrooms — timelines extend to 16–28 weeks depending on the scope.
What affects the timeline
The biggest factors that can push timelines:
- Weather — heavy rain or freezing temperatures pause groundworks and brickwork
- Material lead times — particularly for steel, bespoke glazing, and specialist materials
- Planning conditions — discharge of conditions on certain projects
- Hidden issues on older properties — damp, structural problems revealed during demolition
- Client changes mid-build — adding bi-folds, changing electrical layout, etc.
